Find your fit
More than a backyard building.
Start with how you want to live. Then find the kind of space that fits your property, your budget and the rules where you live.
A home of their own. Close to yours.
A detached ADU of up to 750 sq ft can house a parent, an adult child or a long-term tenant on R-4, R-4A and R-5 lots.

Your address is the starting point.
In the City of Atlanta, a detached ADU is allowed by right on lots zoned R-4, R-4A and R-5, which cover most intown neighborhoods. It can be up to 750 sq ft and 20 ft tall. Setbacks are 4 ft in R-5, and 7 ft side and 15 ft rear in R-4.
- 01Confirm jurisdiction & zoning

- 02Map the buildable area

Common questions
Before you get started.
What is an ADU?
An accessory dwelling unit is a smaller, independent home on the same lot as a main house, with its own kitchen, bathroom and entrance. People also call it a backyard cottage, guest house, carriage house, granny flat or in-law suite. A backyard office without a kitchen and bath is a different, simpler project.
Can I build an ADU in the City of Atlanta?
If your lot is zoned R-4, R-4A or R-5, the code allows one detached ADU of up to 750 square feet by right, subject to setbacks, height and lot coverage. Lots zoned R-1, R-2 or R-3 do not allow one today. Our Atlanta ADU rules guide explains each district.
How do I find my zoning?
Search your address on the City of Atlanta Property Information map. It shows the zoning district for the parcel. An Atlanta mailing address does not always mean City of Atlanta rules apply, so check the jurisdiction too.
Is a tiny home the same thing as an ADU?
Not necessarily. "Tiny home" describes size and style. An ADU is a permitted second dwelling on a permanent foundation with real utility connections. A home on wheels should not be assumed to qualify.
Should I compare prefab and site-built options?
Yes. Compare complete installed scopes: foundation, delivery, crane access, utilities, site work, design, permits and finishes. A unit-only advertised price is not a complete project budget.
Can I see a finished ADU or talk to past clients?
Yes. You can schedule a viewing of a completed ADU, and Christina can put you in touch with past clients as references.
Does Atlanta ADU Guide build homes?
No. Atlanta ADU Guide is an information and inquiry service. Project inquiries go to Christina, a project manager at Park Atlanta Homes. Any construction scope, price and contract are confirmed separately with the contractor.
